Price It Right, Profit More: Why the First Two Weeks Matter Most

The first two weeks on the market may determine how much you ultimately walk away with.

 

The Denver Metro housing market has shown an important trend during the first half of 2026: homes priced correctly from day one consistently sold for more than those that lingered on the market.

 

According to REcolorado MLS data from January through June 2026, homes that sold within:

 

  • 0–7 days sold for a median of 100% of their original asking price
  • 8–14 days still performed very well at 99.42%
  • After two weeks, however, pricing power began to decline quickly.
  • Homes that remained on the market 31–60 days sold for a median of just 96.37% of their original list price.
  • Listings on the market more than six months averaged only 89.17% of their original asking price.

 

Why does this happen?

 

When a new listing hits the market, it receives the highest level of attention from buyers. New listings appear in saved searches, attract the most online views, and generate the greatest showing activity.

 

If a home is priced competitively from the beginning, buyers recognize its value and are more likely to act quickly.

 

When a property is priced too high, buyers often wait. Over time, fewer buyers schedule showings, price reductions become necessary, and negotiations typically involve larger concessions.
