An Arizona-based homebuilder has launched two home collections north of Denver, selling over 600 homes to a master-planned community in Thornton.
Taylor Morrison recently debuted its Horizon and Westerly collections at the approximately 800-acre Parterre community that is under development.
“This will really be the first large project coming to Thornton, and probably the only one for the next two to three years of this size,” Ricarda Dietsch, the Denver division president for Taylor Morrison, said.
The Parterre community attracted the homebuilder because of its location near E-470, according to Dietsch, and includes good schools nearby.
“It’s going to be a wonderful community, supporting really homeowners of all ages and stages of life,” Dietsch said.
The company’s Parterre Horizon collection features three- to five-bedroom single-family homes with up to three and a half baths. The collection includes four floor plans that span 1,606 to 2,989 square feet, Taylor Morrison’s website states.
The available townhomes, part of the Parterre Westerly collection, include two to three bedrooms and four choices of floor plans. The two-story townhomes range from 1,248 to 1,611 square feet. They include two-car garages.
The collections are two of five Taylor Morrison plans to launch at Parterre. The Westerly collection includes 387 units, while the Horizon collection includes 238 homes.
The horizontal work is underway for the other three collections, which are anticipated to come online in the spring of 2026. In all, Taylor Morrison anticipates bringing 1,125 homes to the master-planned community.
Parterre will later include pocket parks, trails and a recreation center, according to Hines’s website, the developer of the overall community.
Sales launched on Saturday for Taylor Morrison’s two collections and generated strong interest prior to the opening.
“We started marketing this community about a year ago … and we have over 400 people on our interest list,” said Asa Moncada, Taylor Morrison’s vice president of sales for Denver. “It’s definitely a strong number for when we open that community.”
The price tag of the homes is one of the reasons Moncada and Dietsch believe the collections received such strong initial interest.
The single-family homes in the Horizon collection have a starting price of just under $520,000, while the townhomes in the Westerly collection start at under $434,000.
“This is a much more affordable location, yet your ability to commute to job corridors is pretty amazing,” Dietsch said of the Thornton area.
Taylor Morrison will host a bluegrass festival grand opening event on May 31 for its two collections at 14885 Arbor Blvd. West in Thornton.

New details have emerged about the workforce housing project being developed in downtown for one of Denver’s highest-profile employers.
In June, Denver-based DaVita Inc. (Nasdaq: DAV), a U.S. kidney dialysis giant, partnered with local real estate developers Continuum Partners and Goshen Development to transform a half-acre surface parking lot at 20th and Welton streets into middle-income housing.
The developers in late March submitted more specifics to the city, revealing a project building a seven-story, 94-unit apartment building on the property at 2000 Welton St. in Denver’s Five Points neighborhood.
The workforce housing development will differ from affordable housing in that it addresses a “missing middle,” Haroun Cowans, founder of Goshen Development, previously said.
Work on the project is expected to begin in early 2026 and wrap up in early 2028, according to the plan submitted to the city.
The project will offer a variety of unit sizes, including some two- and three-bedroom options, aiming to attract employees in the health care industry and other professions, Cowans previously told the Denver Business Journal.
The development will also cater to teachers, frontline caregivers and first responders, Peter Berkowitz, DaVita’s group vice president of real estate, development and facilities, told the DBJ.
The units will support middle-income residents and provide financing opportunities for renters earning between 60% and 120% of the area’s median income, Cowans said.
The project’s developers are pursuing bond financing through the Middle Income Housing Authority, a special-purpose authority to promote affordable housing for middle-income workers.
An LLC associated with DaVita purchased the site at 2000 Welton St. last April for $3.25 million, according to public records.
DaVita isn’t directly in the housing business but saw a need for more affordable housing, DaVita CEO Javier Rodriguez told the DBJ earlier this year.
“We know that it’s a drop in the bucket, meaning it’s a big issue we have to challenge,” he said of affordable housing. “Instead of saying, ‘Are we going to solve everything? No.’ But can we solve one thing? Can we help some people? And the answer is ‘yes.’”
The housing project is less than two miles from DaVita’s headquarters at 2000 16th St.
DaVita has about 3,000 employees based out of its two buildings in downtown Denver, according to the company.
Goshen Development and Continuum Partners also have plans to develop housing at 2510 Welton St., the groups’ second affordable housing project in Five Points.
Sales volume increases 62% from 2023 levels
After hitting a decade low, multifamily investment sales in the Denver area rebounded in 2024 as an increase in apartment demand boosted sales volume across the region.
Roughly $4.5 billion in multifamily deals traded hands last year, according to CoStar data. This comes after a tepid 2023 when just $2.7 billion was invested, marking the lowest annual figure dating back to 2013.
The recent momentum underscores investors’ willingness to look beyond short-term hurdles created by the high cost of capital and construction boom and focus on the market’s ongoing demand for housing.
The Denver market added nearly 31,000 people between July 2023 and July 2024, marking the strongest year-over-year population growth recorded since the onset of the coronavirus pandemic. Population for the 10-county metropolitan area now totals 3.05 million, according to new estimates from the U.S. Census Bureau. Population growth helped boost apartment demand and increase investor appetite in the Denver market.
In total, 227 properties traded in 2024, including 13 that closed with a sales price above $100 million.
The average sale price in Denver ended 2024 at $304,000 per unit, above the national benchmark of $226,000 per unit, according to CoStar data. However, this is down from Denver’s record high of $368,000 per unit, which was achieved in mid-2022.
While the vacancy rate of 11.1% remains near historic highs, vacancy likely peaked in the fourth quarter and is now on a downward swing due to a combination of higher levels of demand and a slowdown in construction. Apartment completions are expected to fall dramatically in 2025 with 8,500 units projected to be completed this year, down from 18,000 units in 2024.
Barring any significant economic shift to the downside, the local apartment market’s healthy demand and slowdown in construction activity should keep investors interested in the near term.

Combine one part white vinegar, one part water, a lemon rind and a few rosemary springs into a spray bottle. Shake and let it infuse for a week before using. This natural cleaner can remove hard water stains, clean trash cans, wipe away wall smudges and much more. Keep in mind: Vinegar is not safe for all surfaces, including natural stone and finished wood.

Rather than struggling to scrub your oven racks in the sink, give them a soak in the bath tub. Scrub racks with a medium or heavy duty scouring pad and grease-fighting dish soap. Our advice? Lay down towels in the tub first to prevent scratching from the metal racks.
Put your dryer to work! Toss drapes, curtains and soft valances in the dryer for 15 minutes on air-only or the lowest temperature your model offers, then immediately rehang to avoid wrinkles.
Attach your vacuum’s soft dusting brush attachment and turn the suction down to the lowest setting available. Close the blinds, hold the slats taut and vacuum slowly. (Move from left to right for horizontal blinds, top to bottom for vertical blinds.) Open and close the slats in the opposite direction, then vacuum each slat again.

With regular use, even the best cutting boards can become stained. If you think that nasty mark on your cutting board is permanent, you could be wrong. Run the cut side of a lemon over the board to help remove food stains and smells. Sprinkle it with salt or baking soda first for extra oomph. Follow up with a coating of a cutting board oil to nourish the wood.

Most bed pillows can go straight into the washing machine! You need to clean these items only two or three times a year, so they should be at the top of your list during spring cleaning season. Just make sure you check the manufacturer’s label for care instructions.

Combine ¼ teaspoon of liquid dish soap and one cup water into a spray bottle, shaking to combine. Spray a microfiber cloth with the solution and dab the stain. Once the stain is removed, fill another spray bottle with fresh water and spray the area to rinse any suds. Blot well with a clean microfiber cloth and allow to air dry. You can also refresh carpets between deep-cleanings by using a portable carpet cleaner.

Lemon juice acts as a natural acidic cleaner, so it can tackle soap scum. Mix it with water and spray it on tubs and showers, then scrub. Keep in mind: Never use this mixture on marble to avoid damaging the surface.

Use a mixture of white vinegar and baking soda to refresh the toilet bowl and remove hard water stains. Drain the water out of your toilet bowl. Pour white vinegar into the bowl until it covers the water line and let it sit overnight. Add one cup of baking soda to create a fizzy solution. Start scrubbing until stains are gone, then flush.

Going over the backs of the mats will push trapped dirt out onto the floor, where it will be easier to pick up. To refresh outdoor mats, hose them off, then air-dry. Pro tip: You can trap more dirt by using two mats, one mat outside and one inside.

Ditch a store-bought disposable duster for something you may have at home — used dryer sheets. Collect dust on furniture, air vents, ceiling fans, baseboards and much more. The anti-static properties are also great for wiping down TVs, mirrors and computer screens.

Clean up those pesky tomato stains once and for all. To clean your microwave, fill a large microwave-safe bowl with one cup of water and a lemon, lime or orange cut into thin slices — or several tablespoons of vinegar — and stick it inside. Turn the appliance on high for several minutes or until the solution boils and the window is steamy, then let it cool for five minutes before opening the door. Remove the bowl and wipe the inside and outside of the microwave with a sponge.

Before you start to notice an odor, clean your washing machine by adding bleach and turning on the special washer-cleaning cycle on your machine. Or use a washing machine cleaner like GH Seal Star Tide Washing Machine Cleaner.

Ketchup helps dissolve tarnish on copper pots and other copper cooking accessories. Just massage the sauce over the surface, and add a pinch of salt if you come across exceptionally stubborn spots.

When it comes to cleaning kids’ toys, don’t overlook the convenience of your dishwasher or washing machine. For plastic toys, choose the crystal or quick cycle on the dishwasher and skip the heated dry. For stuffed animals, check the care labels, and if machine washable, place them in a mesh bag or pillowcase before throwing it into the washing machine on a gentle cycle. A quick once-over with a lint roller can help too.

It’s the ideal time to pay attention to what’s under the sheets. To clean your mattress, first use a top-performing clothing steamer to kill dust mites near the surface. Vacuum the mattress afterward, making sure to press firmly with your vacuum’s upholstery and crevice tools to clean the top and sides. After vacuuming, sanitize the mattress with a disinfecting spray like Lysol Fabric Disinfectant Spray.

To rid your carpet of odors, sprinkle baking soda on your carpet. Using a soft brush, work the baking soda into your carpet and let it set for 15 to 30 minutes. Vacuum the baking soda off the carpet with a fresh bag or clean dirt cup.

Go through clothes and shoes, purging anything you’ve only worn once and likely won’t wear again. Think a bridesmaid dress, Halloween costume or formal dress you’ve outgrown. Try on anything you’re unsure about before giving it closet space. Keep an eye out for anything stained, in need of repair or worn out.

In addition to wiping down your fridge’s interior shelving on a regular basis, give the removable bins and shelves a deep-clean every now and then. To clean makeup brushes, squeeze a few drops of baby shampoo or Dawn dish soap into your palm and rub the bristle tips into the soap, then gently work the suds through them. To freshen drains (not unclog them) and help keep them free-flowing, mix a half cup of baking soda with one fourth of a cup of table salt. Pour the mixture down the drain, followed by one cup of warmed white vinegar. It will foam and bubble. Let it stand for 15 minutes, tops.
Follow by running hot tap water for at least 15 to 30 seconds. This is especially helpful for seldom-used drains, like those in guest bathrooms.

Trash bags break, and when they do, washing your trash can is the only way to keep odors out of your home. To wash the inside of your trash can, hose it down and scrub the inside with your favorite dish soap and a sponge. Rinse it well, and either allow it to air-dry or dry it with a microfiber cloth before returning it to your kitchen. Regularly use a sanitizing wipe or spray to keep the outside of the trash can free of food bits and drips.

Hard-water buildup can cause unsightly stains and even affect your showerhead’s water flow. If scrubbing with a sponge doesn’t clear the debris, clean your showerhead and restore its flow using a few kitchen products you probably already have in your home. (Take note: This method is best suited for chrome fixtures.) Mix equal parts white vinegar and water in a plastic bag and tie the bag around the showerhead, making sure to immerse the showerhead entirely. Secure it with a twist tie. Leave the bag around the shaft for up to an hour, then wipe away any residue left behind. Run the shower’s hot water to flush out the vinegar.
Caution: To help prevent damaging decorative showerhead finishes, choose instead to dunk a brush into the vinegar-and-water mix and scrub the showerhead nozzles. Then flush the openings by turning on the hot water.
Spring cleaning is all about tackling the areas you forget about during the rest of the year.
